A proposed indoor baseball and softball training facility with an adjacent office building is moving through early review in Callahan.
Civil engineer Asa Gillette of Gillette Associates presented the project to the Nassau County Development Review Committee on July 28. The site consists of two parcels totaling 2.9 acres owned by JCL Land Development LLC, whose registered agent is Jason Lathrop of Arctic Air of Northern Florida.
The property is at U.S. 1 and Florida 200 and is zoned Commercial Intensive with a Commercial future land use designation.
Site plans show an 8,000-square-foot indoor batting cage facility, a separate 6,500-square-foot office building and 30 parking spaces. The project also includes a proposed retention pond.
Gillette said JEA has indicated utility service is not available at the site, leading the project team to plan for well and septic service. Electric service would be provided by Florida Power & Light. He told county staff the project is not intended to include a restaurant because of wastewater limitations associated with well and septic service.
The next step in the county development process is a formal application.
The Callahan project is one of two indoor baseball and softball training facilities being explored in Nassau County.
In Yulee, national indoor training facility D-BAT Baseball & Softball Academies is exploring a site off U.S. 17 less than a mile south of Florida 200.
Following a March 25 JEA service availability request, Nassau County began its review of the D-BAT project April 21. Site plans show a 15,000-square-foot enclosed facility with 69 parking spaces and associated stormwater management systems.
In Northeast Florida, D-BAT operates academies in Jacksonville, St. Augustine and Green Cove Springs.
