The Top 10 Home Sales of 2021 dominated by Ponte Vedra Beach

They’re all oceanfront properties and the sales total more than $81.4 million.

Ponte Vedra Beach in St. Johns County dominated Northeast Florida’s Top 10 home sales for 2021, with nine of those along, or just off of, one stretch of road – Ponte Vedra Boulevard. 

The 10th was in Jacksonville Beach along Duval Road, an extension of Ponte Vedra Boulevard into Duval County.

One of the Ponte Vedra Beach sales was on Ocean Ridge Court, a street off the boulevard.

They’re all oceanfront properties. The sales total more than $81.4 million.

“It’s oceanfront. It’s high-end homes. Everyone loves the St. Johns County school system,” said Jennifer White of RE/MAX Specialists Ponte Vedra.

White sold two of the homes – 891 Ponte Vedra Blvd. for $9 million and 4 Ocean Ridge Court for almost $8.33 million.

Those were part of her $64 million in total 2021 sales.

White works on her own, not part of a sales team. She said Ocean Ridge Court was a private sale that involved only two interested parties.

The highly-rated St. Johns schools have long played a factor in sales in the county.

Another factor is that the oceanfront homes, while on public beaches, offer some privacy because of a lack of public access parking.

They also are near amenities.

“Most of the buyers are members of not one but both of the private clubs,” she said of Sawgrass Country Club and the Ponte Vedra Inn & Club.

“This part of Ponte Vedra Beach is sleepy and quiet. There are no big-box stores, restaurants or bars. It is a quiet and safe enclave,” she said.
