Crocker Partners, the owner and redeveloper of the Prominence office park in Baymeadows, is preparing a $1.5 million investment to house NorthgateArinso’s North American headquarters and upgrade the building.
NorthgateArinso, a global HR company, bought the Human Resources Management line of business from Convergys Corp. five years ago and moved NGA HR United States, to Jacksonville.
NGA will move 450 employees from leased offices in the Convergys building, also in Baymeadows. There also are about 100 work-from-home employees who occasionally work at or from the office.
JLL represented both sides of the deal. Vice President Jesse Shimp represented Crocker Partners, the landlord, and Vice President Kaycee Gardner worked on behalf of NGA Human Resources.
Plans show Dav-Lin Interior Contractors will renovate space in the four-story Building 400 at 8880 Freedom Crossing Trail. That job cost is $1.19 million on the building-permit application. Plans show NGA will use part of the first floor and the second and third floors.
The permit is for 37,818 square feet of space. Its total lease will be about 70,000 square feet.
The move starts this fall and will be completed by March, when its lease expires at the Convergys building.
Crocker also wants Dav-Lin to renovate restrooms and the lobby at the building at a job cost of $299,548.
After Crocker bought the former Freedom Commerce Centre, it renamed the park’s seven buildings as numbers. Prominence 400 formerly was the DeSoto Building.
It also is investing $624,627 at the park entrance for new signage, including the concrete base, monument, pavers, walls, landscaping and lighting, along with demolition of the old sign.
Boca Raton-based Crocker Partners plans $8 million in renovations at the park.
JLL lands Southpoint lease
JLL Vice Presidents Kaycee Gardner and Jesse Shimp also will handle leasing for the 6805 Southpoint Parkway office building, the former Comcast operations and call center recently bought by IP Capital Partners.
“With the market tightening and scarcity of large amounts of contiguous space increasing, 6805 is one of a handful of properties left in Jacksonville’s desirable Butler Corridor,” Gardner said in a news release.
She expects to see more interest in Jacksonville’s office market, especially from companies in the banking and financial services industry.
The one-story building comprises 118,296 square feet of office space with a high parking ratio. IP Capital Partners has committed to cosmetic upgrades, including landscaping, painting and prominent monument signage.
Shimp said the large floor plate and high ceilings, along with the parking availability, make it a good space for back-office users.
JLL’s first quarter Office Insight research found large blocks of space remain in high demand with declining vacancy over the past few years.
Law firm soon to build
An old medical office is gone and the new offices for Alexander DeGance Barnett are coming.
The Jacksonville-based law firm applied for a permit to build its new offices at 1500 Riverside Ave., at the corner of Lomax Street.
The site has been razed and the city is reviewing plans for a 4,775-square-foot structure.
Scherer Construction of North Florida LLC is the contractor. The job cost is shown as $775,134.
The firm expects to move into the new building in October from leased offices in One Enterprise Center Downtown.
