Sleiman Enterprises buys McCormick, Kernan land

Sleiman Enterprises bought vacant property at southeast McCormick Road and Kernan Boulevard that was rezoned last year as McCormick Station.

Through Property Management Support Inc., as trustee of Wonderwood Land Trust, Sleiman Enterprises paid $1.1 million for 2.56 acres. The property, in East Arlington, was sold by City National Bank of Florida. The deed was executed Feb. 24 and recorded Monday with the Duval County Clerk of Court.

McCormick Station in East Arlington was described in city rezoning and land-use change ordinances as an 8,300-square-foot gas station, convenience store and car wash. No name was included on the plans.

Most gas station-convenience store chains based or operating in Jacksonville have been expanding and new chains, including Wawa, are coming to Jacksonville.

Sleiman Enterprises President Toney Sleiman said Monday his group was working with several brands but has not signed any yet. He said he was not working with Wawa on the site.

He said Sleiman Enterprises probably would do a ground lease or a build-to-suit deal with the retailer. He did not commit to a timeframe.

Sleiman Enterprises owns and is developing three corners of the Kernan and Atlantic boulevards intersection. McCormick Road is the northern terminus of Kernan Boulevard.

City Council enacted two ordinances in May. One was a small-scale amendment to change the land-use designation from low density residential to community/general commercial use. The other was to rezone the property from rural residential to a planned unit development.

City National Bank was formerly known as City National Bank of Miami and is trustee of liquidating land Trust No. 5196-5, whose agent is George H. Hodges Jr.
