Downtown 300 W. Adams St. building sold for $3.45 million

Buyer plans to invest additional capital in property, broker says.

A Downtown building has been sold to a private investor. The 34,781-square-foot building at 300 W. Adams St. was sold for $3.45 million.

The buyer, Hildebrandt Owner LLC of Dexter, Missouri, plans to invest additional capital into the building, according to Keith Goldfaden and Daniel Burkhardt of NAI Hallmark, who brokered the sale.

“There was very strong demand for this property as investors see the positive momentum occurring in this area of downtown,” Goldfaden said.

“This momentum started with the opening of the new county courthouse in 2012 and was bolstered by the relocation of EverBank and Citizens Insurance to the adjacent office tower. This submarket will continue to thrive as it benefits from several new apartment developments scheduled to open over the next few years,” he said.

NAI Hallmark’s Patrick Thornton and Patrick Carney will be the leasing agents and NAI Hallmark will manage the property.
