Owners seek spark for Philips and University

Landowners want to rezone property at Philips Highway, Bowden Road and University Boulevard as a catalyst to redevelop the area.

It will combine a new Wawa gas station and convenience store, the existing Burger King restaurant and possibly another commercial parcel for use by a tenant.

The 4.87 acres at 5735 Philips Highway and 4948 University Blvd. W. are zoned Commercial Community/General-2. The owners want to rezone it as a Planned Unit Development.

“The Property is located within an intensive commercial node, in a troubled area of commercialized properties, where many parcels are either vacant, or underutilized,” says the April 18 written description for the Bowden Road Redevelopment PUD.

The redevelopment portion, it said, “will be a significant impetus for new development and reinvestment in this troubled area.”

The separate parcels are owned by Burger King Corp. and BW Philips Bowden LLC, which bought the former Frank Griffin dealership property in April to develop for Wawa.

BW Philips Bowden owns 3.9 acres, the majority of the combined site.

The ordinance, 2017-389, was introduced to City Council on May 23.
