Bishop Gate to have 145 units with riverfront views

A developer that built three apartment complexes in Jacksonville is one step closer to constructing a fourth, called Bishop Gate.

TriBridge Residential wants to erect three multifamily buildings with 145 one-bedroom and two-bedroom units in the Riverside neighborhood while expanding the public Riverwalk along the Northbank.

The city issued three permits July 31 for the Atlanta-based company, showing an overall construction cost of $6.16 million.

The company has already kicked off the project, as a six-story reinforced concrete parking garage is under construction and appears to be nearly complete at the site. A permit for that part of the project, estimated to cost $1.5 million, was issued in October.

Each of the three residential buildings will be five stories, but two will be wood-frame construction while a third will be masonry.

The apartments will be situated along both sides of Bishopgate Lane, just south of the Cummer Museum of Art & Gardens.

Further details were unavailable and calls and emails to TriBridge were not returned.

TriBridge reached a deal with the city in May 2017 to build and maintain the riverfront section of the public Riverwalk as its property in return for an $810,610 property tax rebate through a recaptured enhance value grant.

The project is the latest effort to develop the land. Previous plans for a luxury condominium tower were scrapped.

Once finished, the complex will include 20 units in the first building, 103 in the second and 22 in the third. There will be 102 one-bedroom units and 43 two-bedroom units.

The developer also has built The Jaxon across the street from the St. Johns Town Center, Bluwater Apartments in Jacksonville Beach and Cottage at North Beach in Atlantic Beach.

The company also is seeking to build a mixed-use project along Atlantic Boulevard in Neptune Beach, a project that initially was proposed with more apartments but has since been reduced in hopes of garnering support from neighbors who want less density in the area.

TriBridge also develops properties in several other states, including Alabama, Georgia, South Carolina, North Carolina and Tennessee.
