Developer submits plans for Cameron Oaks

Clay County subdivision to include 182 single-family home lots

A Jacksonville-based land developer submitted plans to build a stormwater management system for a proposed subdivision in Clay County with 182 single-family homes called Cameron Oaks.

Curtis Hart, the owner of Hart Resources LLC, intends to build the community on 63 acres on the north side of Kindlewood Drive, east of State Road 23.

Plans for the subdivision, located near the Oakleaf Plantation neighborhood, were submitted Aug. 27 to the St. Johns River Water Management District.

Hart said several homebuilders are interested in purchasing the 50-foot lots. He expects home prices to start in the high $200,000s.

Plans show the project will have wetlands impact of 0.69 acres, but that nearly 10 acres of wetlands will be preserved at the rear of the community. A developer also is required to provide at least 10 percent of open space. Hart's project shows that the community would include almost 13 percent of open space, with both parks and ponds.

Hart said he is involved in several projects in Clay County. He recently completed development of Linda Lakes off Old Jennings Road with SEDA Construction as homebuilder.

He also wants to develop a project called Annabelle Island with 773 lots off Russell Road. Hart said he should submit plans within 10 to 12 months.

Consultants on the Cameron Oaks project are North Florida Engineering Services Inc., and Peacock Consulting Group LLC, both of Jacksonville.
