Isle of Palms million-dollar neighborhood in development

A Jacksonville development group is working to build 18 single-family homes on the Intracoastal Waterway in the Isle of Palms neighborhood.

George Leone and Andy Allen, founders of Corner Lot Development Group, are behind Palm Island, a  gated community off Stacey Road West on Beswick Island. It’s midway between Beach and Butler boulevards. 

The homes and lots range from $1 million to $2.5 million and include private boat docks and deep-water access.

 Lots are about a quarter-acre with homes from 2,500 square feet to 4,500 square feet.

Clients will be able to choose among three Jacksonville custom homebuilders: Glenn Layton Homes, John Merrill Homes and Architectural Classics.

Of the 18 lots, 10 are available.

Allen said the three builders “understand building homes just as much as building lifestyle.” 

The community will be surrounded by a bulkhead and the homes will wrap around a central lagoon, a news release said. Amenities will include a covered pavilion with a fire pit and entertainment area.

The community will have a “Caribbean flavor with British West Indies Colonial-style architecture,” the release said. “Architectural details will include breezy porches, hard tile or metal roofs and bohemian shutters.”

Leone said they believe this is one of the last opportunities to build a custom home with a dock on the Intracoastal Waterway in the Jacksonville area. 

The developers said in a phone interview that other developers have tried projects on the island, but none were successful.

The property, valued at $1.2 million according to the Duval County Property Appraiser, was owned by George M. Bennett of Jacksonville Beach. He recently sold the land to Corner Lot Development Group for $2.75 million.

Home-lot packages are being sold by Kim Sessions of Keller Williams Atlantic Partners and other agents working with the homebuilders.
