Miles Rivers Partners to build a speculative warehouse at Crossroads Distribution Center

The developer estimates a $14 million investment in the speculative 235,200-square-foot building.

Miles Rivers Partners LLC applied to the city to build Crossroads Distribution Center Building 300 at a construction cost of more than $5.17 million.

Through Crossjax Distribution II LLC, Miles Rivers intends to develop the 235,200-square-foot center at 6590 Pritchard Road in the Crossroads Distribution Center.

The warehouse is planned at southeast Pritchard Road and Interstate 295.

The site is in Northwest Jacksonville.

Miles Rivers Partners Principal Michael Bradley said previously the building, estimated at a total investment of $14 million, should be completed by the third quarter. The speculative structure can be single or multitenant. 

Arco Design/Build of Atlanta is shown as the contractor. WRA LLC of Tampa is the civil engineer. Miles Rivers Partners is based in Southport, Connecticut.

Miles River Partners LLC and TriGate Capital developed Crossroads Distribution Center. 

In March, Link Industrial Management LLC and Link Industrial Properties LLC of Chicago paid $24.25 million for 104.75 acres at the park from Crossjax Distribution LLC.

The sale included the 297,067-square-foot Building 100 that Crossjax developed in 2019 at 6590 Pritchard Road. It is leased to W.W. Grainger Inc.

Atlanta-based Republic Property Co. built the 126,000-square-foot Building 200 in 2009 at 6600 Pritchard Road.
