GreenPointe Developers LLC started construction for Phase 1 of the Tributary, a master-planned, mixed-use community with up to 3,200 homes and commercial and office space in Nassau County.
The 1,550-acre community is south of Florida A1A about 1.6 miles west of Interstate 95.
Single-family, townhome and multifamily units will be priced from the low $200,000s to the high $300,000s and sales are expected to start this summer
Tributary will be a community development district with amenities comprising a clubhouse, a fitness center, trails, dog parks and neighborhood parks.
Jacksonville-based GreenPointe also developed the communities TrailMark in St. Johns County and Amelia Walk in Nassau County.
The city of Jacksonville is reviewing residential real estate projects that include:
• An application for a large-scale land use amendment for 279.08 acres at northwest Braddock and Lem Turner roads, west of Jacksonville International Airport. Applicant Curtis Hart of Jacksonville-based Hart Resources LLC seeks to change the land-use designation from mixed-use, agriculture III and agriculture IV to low-density residential use.
• An application for a large-scale land use amendment for 11.34 acres south and west of St. Isabel Drive East, northeast of Jacksonville University in Arlington. Land owners St. Augustine-based JSM Legacy LLC and Jacksonville-based Camelot Enterprises LLC seek to change the land use from low-density residential to medium-density residential to allow multifamily use.
• An application for a large-scale land use amendment for 48.82 acres northwest of Cedar Point and Sheffield roads, near the Pumpkin Hill Creek Preserve State Park in Northeast Jacksonville. The applicant, Jacksonville land use attorney Thomas Ingram with Sodl and Ingram, seeks to change the land-use designation from agriculture III and agriculture IV to residential rural for single-family development.
• An application for a large-scale land use amendment for 15.56 acres at 6100 Greenland Road, between Greenland Chase Boulevard and Greenada Drive, southeast of I-95 and I-295. The applicant, attorney Thomas Ingram with Sodl and Ingram, seeks to change the land use designation from light industrial to medium-density residential to allow for townhome development.
• An application to rezone 23.59 acres north of Loretto Road, near Kennedy Lane, in Mandarin. Developer Jacksonville-based RCBF Properties LLC, led by Roger Costiloe and Blair Fonda, seeks to change the zoning from residential rural-acre to planned unit development for 56 one- and two-story single-family homes on 70-foot-wide lots.
• An application to rezone 2,795.5 acres north of Philips Highway and east of Florida 9B near eTown. Land owner Estuary LLC, led by Jed Davis, seeks to rezone the property from agriculture to residential rural-acre. A companion large-scale land use amendment to change from agriculture I, II, III and IV to low-density residential was processed through the transmittal round to the state.
The St. Johns River Water Management District is reviewing environmental resource permits on residential real estate for:
• Jacksonville-based Corner Lot Development Group LLC, which submitted an application for the 116-lot Gentle Woods single-family subdivision on 59.49 acres northeast of 118th Street and I-295. The development proposes to preserve 27.21 acres of wetlands. Jacksonville-based Connelly & Wicker Inc. is the civil engineer.
• Toronto-based Mattamy Homes Jacksonville LLC and Jacksonville-based Rasmus Holdings LLLP, which submitted an application for the 33-acre Wells Creek Phase 2 at northeast Philips Highway and Florida 9B. Phase 2 comprises 177 single-family and 125 townhome lots. Jacksonville-based England-Thims & Miller Inc. is the civil engineer.
• Pulte Home Co. LLC, which submitted an application for the 72-lot Timber Cove subdivision on 32.24 acres at northeast Starratt and Yellow Bluff roads. The project proposes to preserve 4.42 acres of 4.89 acres of wetlands. England-Thims & Miller Inc. is the civil engineer.
St. Johns County
St. Johns County is reviewing residential real estate plans for:
• Property owner Rasmus Holdings LLLP, which submitted master development plans for a 400-unit apartment community in Durbin Creek Crossing at southwest Race Track Road and St. Johns Parkway. England-Thims & Miller Inc. is the civil engineer.
• The Porter Trust, which has submitted for pre-application of a 237- unit single-family subdivision on about 165 acres north of Lewis Speedway and west of Porter Road.
• St. Augustine Lakes Phase 1A at southwest Thompson Bailey and Deer Run roads, which is under subdivision construction plan review for 162 single-family lots. The planned unit development is approved for 230 single-family lots and 570 townhomes. The applicant is Corner Lot Development Group LLC and Augustine Properties LLC. Jacksonville-based Kimley-Horn and Associates Inc. is the civil engineer.
• Jacksonville-based Florida Land Sales LLC plans a 218-lot single-family subdivision named Redshirt Farms on 661 acres along the east side of River Road, northwest of Bryceville. Jacksonville-based AVA Engineers Inc. is the civil engineer.
