Circle K preparing to build at Southside and Atlantic

The gas station and convenience store applied for $2.1 million in permits.

Circle K proposes an almost $2.14 million convenience store and gas station at a northwest Atlantic and Southside boulevards, the former site of Coggin Pontiac and a JEA staging site in the Regency area.

That is just the basic construction, excluding land, site costs and the canopy.

The JEA board voted in  May to sell the 5-acre site at 9201 Atlantic Blvd. to Circle K Stores Inc. for $3.15 million. JEA procurement staff negotiated directly with the Tempe, Arizona-based international convenience store chain.

RDC of Long Beach, California, is the architect.

The city is reviewing permit applications for the 5,200-square-foot convenience store and a trash enclosure. A fuel canopy will be separately permitted.

It will have 10 fuel pumps.

JEA is listed as the property owner, indicating the sale has not been completed.

JEA bought the parcel for $3.24 million in 2011, according to the Duval County Property Appraiser, for construction and pipeline installation, part of the utility’s Total Water Management Plan.

JEA will keep about 1 acre of the 5.08-acre property as a utility easement to operate and maintain a waterline and a sewer force main.

Steve McInall, JEA vice president of energy and water planning, told the utility board in May the structures on the site are in disrepair and likely will be demolished. 

Property records show the three buildings on the site, totaling almost 50,000 square feet, were developed in 1969.
