Project 323, a concert venue with a rooftop bar, planned Downtown

The Downtown Development Review Board will examine conceptual plans for the East Bay Street project.

The Downtown Development Review Board will consider conceptual approval Feb. 11 for Project 323, a proposed concert venue and rooftop bar at 323 E. Bay St.

The 323 E Bay Street RE LLC group based in Miami paid $1.4 million for the building Jan. 22. 

The group bought the property from Insetta Family Properties LLC, which previously attempted to sell the property for an entertainment venue.

Plans submitted by JAA Architecture Inc. show a proposed 2,250-square-foot rooftop bar and replaced entryway doors, storefront windows and glass awnings. 

The interior build-out appears to show stage lighting and a lounge area on the second floor. 

The 0.13-acre site is next to a parking lot, Live Bar Seafood and Justice Pub.

The 323 E Bay Street RE LLC group comprises Eric Fuller, Aleksander Lukaj and Albacore Jax LLC, which is led by Manjola Rajta of Jacksonville Beach.

Coastal Commercial Real Estate owner Bobby Knight said Jan. 26 the buyers want to make the property a live music venue and add live bands “back in the entertainment district.”

A board staff report supports conceptual approval for the project.
