Becknell plans show almost 1M square feet of industrial space

The developer bought 103 acres at Westlake Industrial Park for warehouse buildings.

Becknell Industrial has signaled its plans for a three-building warehouse center at Westlake Industrial Park.

The city is looking at plans for construction of two buildings totaling 689,996 square feet and a future structure of 270,716 feet, totaling almost 960,712 square feet.

The project is on the 103-acre Westlake Lot 24, which Becknell bought Feb. 12. The is is along Pritchard Road.

Kimley-Horn and Associates Inc. is the civil engineer.

The three buildings comprise a 419,280-square-foot warehouse and two of 270,716 square feet.

Kimley-Horn applied to the city for a development number, required for project tracking and approval, for the proposed mass grading of the site and for the construction of the buildings.

Matt Hubert, senior vice president of leasing and development, said Feb. 16 that Becknell bought the property “to continue growing our footprint in the Jacksonville market.”

He said then that Becknell plans to develop three buildings totaling about 955,000 square feet of space. Plans will be shared through its marketing team, Guy and Seda Preston at Colliers International.

 He said Becknell previously bought three parcels totaling about 150 net developable acres.

Becknell Industrial, based near Chicago, paid $6.06 million for the 103 acres, which carry 1.2 million square feet of development rights.

Becknell bought the property through Westlake 24 Industrial Venture LLC. 

It bought the land from Norfolk Southern, through Westlake Land Management Inc., of Norfolk, Virginia.

Westlake is along Pritchard Road, west of Interstate 295.

Hubert said Lot 24 is in the southwest area of Westlake. The lot is south of Becknell’s Lot  33 purchase and west of its Lot 21 property.

The purchase expands Becknell’s holdings in Westlake to about 250 net developable acres, Hubert said.

Hubert said Becknell has completed a 185,250-square-foot facility leased to Cardinal Health Services.

He said Becknell has two more sites graded and prepared for development of several buildings totaling more than 1.5 million square feet.
