Daybreak Market plans two gas stations

The company intends to enter the market with locations in Mandarin and Collins Road.

At least two Daybreak Market 76 gas stations, convenience stores and car washes are coming to Northeast Florida.

Plaza Street Partners of Prairie Village, Kansas, is the developer. Daybreak Market & Fuel LLC, a new brand to the market, is the operator.

Daybreak’s principal address is in Boca Raton and its mailing address is in Banning, California. 

Daybreak Market & Fuel, which registered with the state in September,  is led by Hani Baskaron. He is the officer of at least 16 Daybreak and fuel-related LLCs registered with the state, most in 2020.

Plaza Street Partners and Daybreak plan the two locations in Duval County in Mandarin and Southwest Jacksonville.

A corporate executive authorized to speak did not return several calls and emails for comment.

The city issued concurrency reservation and mobility fee calculation certificates for two stores.

One is the former site of a Golden Corral in Mandarin. The project will encompass 8,440 square feet on 3.13 acres at 11470 San Jose Blvd.

Plaza Street Fund 115 LLC bought the 3.18-acre site in November.

Plans show the 11,624-square-foot closed restaurant will be removed and replaced with a 4,800-square-foot convenience market with 20 fueling positions, a 2,300-square-foot fast food restaurant with a drive-thru and a 1,340-square-foot car wash.

The city calculated the mobility fee at $181,678.

JEA received service availability requests for that site along with a vacant 3.57-acre site along Collins Road. That one is the same size except for 24 fueling positions.

The address on the JEA request is 7589 Plantation Bay Drive. The site is owned by Arlington Collins Commercial LLC of Birmingham, Alabama. It bought the site in February 2019.

The city calculated a mobility fee of $265,651 for that 8,440-square-foot building on 2.58 acres.

It will comprise a 4,800-square-foot convenience market with 24 fueling positions, a 2,300-square-foot fast food restaurant and drive-thru and a 1,340-square-foot car wash.

Neikirk Engineering LLC of Mount Carmel, Illinois, is the civil engineer for the projects.

Plaza Street Partners, through LLCs, bought six gas station sites in November, including the Golden Corral property.

The other five sites are three stations and car washes in Duval and two in Clay. 

The Duval addresses are 1922 Kings Road, 5971 Ramona Blvd., 7890 103rd St. The Clay sites are 200 Blanding Blvd. and 364 Blanding Blvd., both in Orange Park.
