Camellia World Commerce Center apartments sold for $53.3 million

A New Jersey-based company bought the community developed by Corner Lot in 2022.

Camellia World Commerce Center apartments in St. Augustine sold Dec. 19 for $53.3 million.

The 210-unit community, built in 2022, sits on 11.13 acres at 50 Palma Vista Way. It is near International Golf Parkway north of Florida 16 and west of Murabella.

The buyer was LVP Camellia Associates LLC of Lakewood, New Jersey. The buyer shares an address with Lightstone, a real estate investment and development company. It says it operates in 26 states and with more than 25,000 multifamily units. 

The seller was Jacksonville-based WCC Palma Vista LLC.

The LLC is led by Scott Hobby, managing partner of Jacksonville-based Corner Lot.

The sale was brokered by Erik Bjornson and Tyler Nilsson of Institutional Property Advisors.

CornerLotDevelopment.com says Camellia World Commerce Center offers one-, two- and three-bedroom luxury apartments with amenities that include 42-inch shaker cabinets, granite countertops, subway tile backsplash, a standup glass shower and walk-in closets. 

It says each unit includes a washer and dryer. 

Camellia World Commerce Center also has a clubhouse, resort-style pool, summer kitchen, 24-hour fitness center and a pet park and spa.

The deed was recorded Dec. 20. The units sold for almost $254,000 each.

The community comprises units from 756 to 1,248 square feet. Rents range from $1,438 to $2,535 at month, according to camelliaapartmentswcc.com.
