Liquor store, cigar bar, restaurant planned for Yulee

A multi-tenant commercial development is planned in Nassau County.

The Yulee project is proposed for a site about 6 miles east of Interstate 95 off Florida 200 in the county’s Amelia Station corridor. At 95950 Lofton Square Court, it is near AMC Yulee 10, Home Depot, Publix and Target.

According to the project application, the development is planned to be 27,137 square feet and provide 85 parking spaces. Renderings show three levels across two buildings with a liquor store, a restaurant with outdoor seating and a cigar bar. 

Jacksonville-based Bold Line Design LLC is the project architect, and Lou Pontigo & Associates Inc. of Jacksonville Beach is the structural engineer.

The 1.78-acre parcel is owned by Fernandina Beach-based BWS Commercial Holding LLC. The county property appraiser website shows the company also owns undeveloped land in Wildlight adjacent to the Rayonier headquarters.

Engineering consulting firm Baxter & Woodman represents the project. It showed designs to the county development review committee June 16 ahead of submitting an application. 

Baxter & Woodman’s Jeff Bergen told the DRC that parking was “very tight” and that the firm would use gravel for part of the parking area to meet the county’s lot coverage limits.

Tim Davidson from development services told that Bergen there may have been a miscommunication and that pavers are an option and preferable. 

Otherwise, Will Righter of the planning department said the project “looks great.”

The DRC is not a formal decision-making body. It makes recommendations to department heads for final approval. 

The next step will be for Baxter & Woodman to apply and return to the DRC with updated plans.
