Dollar Tree planned for Grand Cypress Marketplace

The store will join Aldi and a planned Shores Fine Wine & Spirits at the St. Johns County shopping center, once home to Winn-Dixie.

Discount retailer Dollar Tree is permitted to build-out space at the Grand Cypress Marketplace in St. Johns County.

The county issued a build-out permit June 24 for a 12,500-square-foot space at a cost of $225,000. Grand Cypress Marketplace is at U.S. 1 and Race Track Road.

Dollar Tree is planned as one of three tenants in a 43,613-square-foot building at the shopping center that is the site of a former Winn-Dixie. Summit General Contractors Inc. of Knoxville, Tennessee, is the general contractor.

Other tenants in the building include Aldi, which opened Dec. 18, 2025, and Shores Fine Wine & Spirits, which was issued a build-out permit Jan. 6 for a 7,719-square-foot store.

Additional tenants at the shopping center include Clean Eatz, Main Street Boutique, Little Caesars Pizza and St. Johns Nail Spa.

There are five open Dollar Tree locations in St. Johns County, including three in St. Augustine and one each in Fruit Cove and Saint Johns.

According to Dollar Tree’s corporate website, the company operates about 9,000 stores and 18 distribution centers across the United States lower 48 states and five Canadian provinces under the Dollar Tree and Dollar Tree Canada brands.
