Jacksonville’s oldest Dairy Queen sells for $625,000

The University Boulevard store opened in 1968 and remains in operation.

A Southside Dairy Queen, the oldest location in the city, changed hands May 3 for $625,000.

The store at 5812 University Blvd. was built in 1968, and Dairy Queen has operated there since. The Jacksonville Beach location was built in 1960, according to Duval County Property Appraiser records.

It was sold as an investment and remains operating.

Thomas J. Meeker sold the property to Mary Arnett, who bought it through New York-based KLM Properties FL LLC, according to a deed recorded with the Duval County Clerk of Courts on May 10. Records show Meeker has owned it since 1998.

Prime Realty CEO Tyler Saldutti and Associate Director Kayla Deguzman represented the seller. Prime Realty Associate Director Brent Dennis represented the buyer.

“The property sold quickly and at full asking price,” Saldutti said in an email. 

“Money is cheap right now and a NNN (triple net) investment property under $1M is not going to stay on the market in Jacksonville very long. There are a lot of buyers looking for opportunities like this.”

The 2,852-square-foot building was renovated in 2009. It is a half-mile east of Interstate 95.
