Creekside, vacant land sold for $23M

Jackson-Shaw Co. sold Creekside Distribution Center and four vacant property parcels at Jacksonville International Tradeport on Thursday to Thackeray Partners L.P. for almost $23 million.

The deeds were recorded Friday with the Duval County Clerk of Court.

Both companies are based in Dallas. Jackson-Shaw and Thackeray Partners representatives were not available late Friday.

Records show Jackson-Shaw sold the 25-acre, three-building, 336,000-square-foot Creekside warehouse and distribution center for $20.8 million.

It also sold three parcels of pastureland, totaling 36.6 acres, for $1.3 million and a 7.6-acre parcel of vacant industrial property for $235,224.

Thackeray bought the 69.1 acres of undeveloped land through TPRF III Tradeport Land LLC and the developed buildings through TPRF III Creekside Distribution LLC.

The three Creekside Distribution Center buildings are at 13845, 13903 and 13949 Alvarez Road. Duval County Property Appraiser records show the Creekside Distribution Center’s 2014 market value is almost $11.5 million.

Property records show those four parcels comprise:

• 10.69 acres of pastureland along International Parkway sold for $366,775. The land use allows for industrial common area.

• 13.47 acres of pastureland along Tradeport Drive sold for $438,649. The land use allows for business park and industrial common area.

• 12.42 acres of pastureland along International Parkway sold for $494,842. The land use allows for industrial common area.

• 7.65 acres of vacant industrial land along Vantage Way South sold for $235,224. The land use allows for light industrial.

Jacksonville International Tradeport is a 425-acre business park whose key occupants include Coach, Mercedes-Benz, Sally Beauty Supply, Cintas, Kraft, Keefe Group and Union Supply Group.

Jackson-Shaw originally acquired 995,000 square feet of industrial space and another 85 acres for development. It developed Creekside Distribution Center in 2008.

Jackson-Shaw has been marketing at least three parcels for build-to-suit opportunities for up to 473,916 square feet of space.

The Florida Times-Union reported in February 2006 that Jackson-Shaw Co. paid $60 million to buy a total of almost 163 acres from Sealy & Company.
