A former Winn-Dixie in Brierwood Village Plaza is now fully leased, with space split for discount grocer Aldi, which has opened, and discount retailer Dollar Tree, which the city has permitted for build-out.
Aldi bought 220 stores from Southeastern Grocers, now called The Winn-Dixie Company LLC. It has been converting the stores, including the Brierwood Aldi location at 8775 Old Kings Road S., at Old Kings and Baymeadows roads.
The South Jacksonville location is a mile west of Interstate 95 and a quarter-mile west of Philips Highway.

Since Aldi stores are about half the size of a Winn-Dixie, the unused space typically is offered for lease to other tenants.
Aldi built-out 22,782 square feet in the 42,437-square-foot Winn-Dixie in Brierwood Village, which is owned by landlord TSG Realty of Jacksonville.
The city issued a permit April 23, 2025, for Williams & Rowe Co. Inc. of Jacksonville to renovate space for Aldi at 8775 Old Kings Road S. at a project cost of $810,000.
That left 19,655 square feet listed as residual.

The city issued a permit April 22 for contractor Gerard Ryan of Winston-Salem, North Carolina, to renovate 19,007 square feet for Dollar Tree, based in Chesapeake, Virginia, at an estimated cost of $449,391.
The address is 8773 Old Kings Road S.
Dollar Tree is building-out a sales floor of 12,695 square feet and 2,792 square feet of storage. There is unused storage space of 3,520 square feet.
The difference between the residual and the build-out space is not detailed but is not unusual with commercial real estate projects.
The landlord is listed as Aldi Inc., which indicates it will sublease the additional space to Dollar Tree.

Jacksonville-based commercial real estate company NAI Hallmark represents landlord TSG Realty in leasing Baymeadows Village Plaza.
