IMC developing strategic St. Johns County office center

Jacksonville-based International Management Co. says 2380 at Bartram Pointe’s high-growth location is driving demand.

International Management Co. LLC announced April 22 that it has launched construction of 280 at Bartram Pointe, a Class A office building at 280 Rainier Lane in northern St. Johns County.

The three-story, 45,000-square-foot building is designed for office and medical tenants with suite sizes starting at 2,500 square feet. Completion is anticipated in the second quarter of 2027.

IMC is the contractor. Kasper architects + associates of Jacksonville is the project architect.

The development is at Race Track Road and Bartram Springs Parkway within the Bartram Pointe development.

“The North St. Johns County submarket continues to experience strong population and economic growth, driving demand for well-located, high-quality office and medical space,” said IMC Vice President of Property Services Brett McKee in a news release.

He said 280 at Bartram Pointe is offering preleasing that allows tenants to customize their build-outs during construction.

Jacksonville-based IMC said in the release that 280 at Bartram Pointe is being developed in response to limited new office inventory in the immediate submarket and increasing demand from professional services firms, health care providers and corporate users seeking space in a high-growth corridor.

It said the project, in northern St. Johns County just south of Jacksonville, benefits from strong surrounding demographics, including high household incomes and continued rapid population growth.

Nearby retail destinations, including Bartram Pointe within the center and the Promenade at Bartram Springs across the street, provides access to dining, services, and daily amenities for tenants and employees, it said.
