Jacksonville commercial real estate firm NAI Hallmark is marketing two more Prominence Park office buildings along with the previously reported former Southeastern Grocers headquarters there for lease.
Prominence Park, at Baymeadows Road and Philips Highway, off of Interstate 95, is in review for redevelopment to include multifamily uses as well as office space.
NAI partner Daniel Burkhardt, who leads investment sales, and Chief Strategy Officer Keith Goldfaden, an owner in the firm, are listing Buildings 500 and 600 for sale. Investment sales analyst Alex Caliel also is identified as part of the team.

A marketing flyer shows that Burkhardt and Goldfaden are listing Building 500 at 8381 Dix Elllis Trail for sale at $7.85 million. The four-story, 114,655-square-foot office structure was built in 1989 on 7.76 acres. RailPros is listed on signage as a tenant.
Another flyer shows Building 600, next door at 8375 Dix Ellis Trail, is not listed at a price, instead asking prospective buyers to call for pricing. The four-story, 114,456-square-foot building was developed on about 7.12 acres in 1990. It is described as a multitenanted building. Signage shows Olympus Insurance and ClearChoice as tenants.
At the same time, Patrick Carney, vice president and office specialist, and Sydney Miles, a firm associate, are representing the landlord in leasing the four-story Building 200, now called Prominence 200, now that SEG has relocated.

Southeastern Grocers, now The Winn-Dixie Company Co. LLC, left the 159,810-square-foot building at 8928 Prominence Parkway in the Baymeadows area at year-end.
Also known as Building 200, the structure was built in 1990. Southeastern Grocers renovated it at a project cost of almost $6.48 million when it moved there in 2016.
NAI Hallmark says both buildings are within Prominence Office Park, a seven-building park in redevelopment by owners of Dream Finders Homes as a mixed-use property. NAI is listed on the flyers as the exclusive adviser.
A limited partnership led by Jacksonville-based Dream Finders Homes LLC paid $22 million in June 2024 for 15 parcels, including the seven office structures built from 1988 to 1998. Goldfaden represented Dream Finders Homes in acquiring the 68-acre campus.

Prominence Office Park comprised 754,691 square feet of office space in buildings that ranged from 21,991 to 160,065 square feet of space.
Dream Finders wants to redevelop the property.
One of the seven structures, Building 300, has been demolished.
DFH Prominence LP landed a permit in November 2025 to demolish Building 300, a three-story, 96,512-square-foot office structure on 7.01 acres at 8935 Prominence Parkway. It was built in 1998.
A previously filed site plan indicated that Building 300 would be the first to be demolished, followed by Building 700. That two-story, 24,395-square-foot structure was built in 1988 on 3.16 acres at 8875 Liberty Ridge Drive.
That left Buildings 100, 200, 400, 500 and 600.

Dream Finders Homes LLC has been exploring scenarios to redevelop Prominence Office Park for offices and multifamily uses.
The Jacksonville City Council gave final approvals for the infill development Feb. 25, 2025.
Council approved twin pieces of legislation to allow for up to 1,435 multifamily units on 71.76 acres of developed and undeveloped land in the park.
It is not clear what is envisioned for the remaining office buildings as multifamily units are developed.
