A proposal to build 59 homes in a subdivision in Wildlight’s master-planned Garden District in Yulee proceeded toward construction July 14 after the Nassau County Development Review Committee signed off on the plans.
The recommendation moves the Woodlyn subdivision, being developed by David Weekley Homes, to county department heads for final review and approval.
Jacksonville-based civil engineering firm England-Thims & Miller presented the project during a preapplication meeting Oct. 22, 2025. Plans also called for roadway infrastructure, stormwater management systems, utilities and a JEA lift station.
The Garden District is at Riverbluff Parkway and Pages Dairy Road, about 9 miles east of Interstate 95, near Wildlight’s Town District, which includes retail, office and residential development.
Wildlight announced the first builders for the Garden District Sept. 22, 2025. In addition to David Weekley Homes, they are Ashton Woods, Perry Homes and Toll Brothers.

Planned amenities include the Oak Hammock clubhouse with a fitness center, pool and playground, along with the Gear Shed, which will offer bicycles and recreational equipment for residents and the public.
At build-out, the Garden District is planned to encompass about 4,700 acres, including 2,000 acres dedicated to conservation. Plans call for about 4,100 homes and a 19-mile trail network with public access to the 13-mile Green Ribbon Trail along the St. Marys River.
Through its real estate subsidiary, Raydient Places + Properties, Rayonier is the master developer of the 24,000-acre Wildlight community, which includes the Garden District and the Town District about 9 miles to the west.
Development of Wildlight began in 2016, and was designed to blend residential, commercial and recreational space. It includes retail options like the Crossings at Wildlight shopping center, anchored by Publix, along with health care providers Baptist Primary Care Yulee, HCA Florida Yulee Emergency, which has plans to expand, and UF Health Wildlight. There are also more than 15 restaurants and a Wawa gas station and convenience store.
