The Mathis Report: RaceTrac adding 3 locations

The gas station and convenience store chain is planning new locations in Mandarin, the Southside and Baymeadows.

RaceTrac Petroleum Inc. is moving forward with plans for three locations, including one at the site of the former Physicians Medical Center in Mandarin at San Jose Boulevard and Pall Mall Drive.

The 7,800-square-foot building at 9826 San Jose Blvd. was developed in 1994 and has been Hops Grill & Brewing and Cross Creek Steakhouse.

Build-out was approved in 2008 for Physicians Medical Center Inc. and the structure served most recently as an urgent care center.

The site originally was built for Pasta Market and was damaged by fire before being rebuilt for Hops.

The city calculated a mobility fee of $166,960 to mitigate the traffic impact of a 5,500-square-foot RaceTrac with 16 vehicle fueling positions.

The property owner is 9826 San Jose LLC.

In addition, RaceTrac Petroleum seeks an administrative deviation from the city’s zoning code, involving the landscape buffer and setback, for the location.

Spokeswoman Megan Shannon said RaceTrac did not have a timeline for the site but said it would be one of its newer store prototypes.

That means it will feature a Swirl World frozen dessert station with up to 10 flavors and 41 toppings; a large coffee area; more seating; free Wi-Fi; and more lighting in the store and parking lot.

The city also issued a mobility fee calculation certificate for RaceTrac to develop a 5,411-square-foot gas station and convenience store with 20 vehicle fueling positions at 5221 University Blvd. W., at Richard Street.

Property owner Home Depot USA Inc. did not develop the property with a home-improvement store and is marketing the 10.67-acre site for retail development.

The city calculated a mobility fee of $236,529 for the 1.79-acre project.

RaceTrac plans a store at 9826 San Jose Blvd. in Mandarin. The site was the former home of Hops Grill & Brewing and Cross Creek Steakhouse.

RaceTrac operates a smaller store nearby.

For Baymeadows, the city issued a concurrency reservation certificate for RaceTrac to develop a 5,411-square-foot store on 1.41 acres at the site of a former Wells Fargo office.

RaceTrac proposes to develop the gas station and convenience store with 16 vehicle fueling positions at 8715 Baymeadows Road.

Connelly & Wicker Inc. is the civil engineer.

RaceTrac said construction will start soon on the Baymeadows location for completion and opening in the last quarter.

RaceTrac applied to the city for a permit to demolish the 5,633-square-foot bank building at a cost of $90,000.

The city is reviewing a permit application for Venture Construction Co. to build the project at a cost of $1.2 million for the building, canopy and dumpster enclosure.
