Lincoln Property Co. is taking initial steps to develop a 302,000-square-foot warehouse on property it bought June 7 in West Jacksonville.

The Dallas-based company and its civil engineer, Adkinson Engineering, asked city utility JEA to determine the availability of service for the project. It submitted the request July 7.

Landowner Jack Allen sold the 41.3-acre site at 2992 Pickettville Road for $5.5 million. Colliers Director Joseph Turri, who represented Allen in the sale, said previously that 27.6 acres is usable.

The land is west of Interstate 295 and south of Pritchard Road.

Turri said Lincoln Property intends to build a 300,000-square-foot distribution center on about 12 acres and use the remainder for parking and truck parking.

Allen’s sales brochure says the property has several plans and permits in place.

Colliers Senior Associate Michael Cassidy also represented the property.

Chicago-based Lincoln Advisors bought the Pickettville Road property through Columbia Florida Pickettville Industrial LLC.

Allen sold it through Transportation Property Partners LLC.

Turri said Lincoln is investing aggressively in Jacksonville. It bought an eight-building industrial park in North Jacksonville on June 2.
