Merritt Properties starting two more structures at Imeson Landing

The city issued permits for Buildings 4 and 5 at the North Jacksonville business park.

The city issued permits April 12 for Arco Design/Build to construct shell buildings 4 and 5 at Imeson Landing Business Park at a combined cost of almost $7.5 million.

Building 4 is 68,400 square feet at a project cost of $4 million. Site-clearing was $812,154.

Building 5 is 60,000 square feet at almost $3.5 million. Site clearing was $689,029.

Completion is expected by year-end.

The light industrial and flexible use structures are at 1250 Imeson Park Blvd. at Zoo Parkway in North Jacksonville.

Baltimore-based Merritt Properties LLC is developing Imeson Landing and has completed the first three buildings. It said March 30 those are 75% leased.

The five Imeson Landing buildings total 266,200 square feet on 24.24 acres.

Merritt Properties also is expanding the park with the purchase of 16.5 acres March 29 for Imeson Landing Business Park South.

Merritt Properties announced March 30 that it bought the property to build three more flexible-use light industrial buildings, totaling up to 114,500 square feet, next to Imeson Landing Business Park. 

Plans show three buildings totaling 114,500 square feet. They comprise two 40,000-square-foot buildings and a 34,500-square-foot structure. 

Construction is scheduled to start in 2024. Leasing is underway. 

“Our expansion will allow us to continue to fill a void for newly constructed, Class A light industrial product while providing flexibility for growing companies of all sizes,“ said Merritt Properties asset manager Pat Franklin in a March 30 news release.

“Our single-story flex buildings are leasing to small and mid-sized businesses that require a combination of office and warehouse or light manufacturing space.”

Merritt said that when completed, the Imeson Landing Business Park development will comprise 380,700 square feet of space among eight flex/light industrial building.  

JLL Executive Managing Director Luke Pope and Senior Vice President Ross Crabtree represent the property.
