Greenway Kia issued permit to renovate former Toyota dealership on Philips Highway

RLH Construction of Oviedo is the contractor for the $1.66 million project to renovate the building.

The city issued a permit Feb. 1 for a $1.66 million renovation of the former Toyota at the Avenues property at 10564 Philips Highway for Greenway Kia of Jacksonville.

 RLH Construction LLC of Oviedo is the contractor to convert the existing two-story automotive dealership. 

The work includes updates and improvements to the exterior and interior and limited modifications to the existing floor plan.

Since Jan. 10, the city also has issued permits for electrical work, plumbing, roofing and signs totaling project costs of more than $915,000.

According to the permit application, Greenway Kia will renovate 27,661 square feet of enclosed space and 4,135 square feet of unenclosed space.

The Greenway Kia of Jacksonville Facebook page posted Feb. 26, 2021, that the dealership is “coming soon” and shows a photo with “Greenway” and “Kia.” 

Orlando-based Greenway Realty Management LLC bought the property Feb. 22, 2021, for $7 million from Q Automotive Jacksonville FL of Duluth, Georgia.

Asbury Automotive Group built a larger Coggin Toyota at the Avenues at 11340 Philips Highway in 2014. 

Asbury opened a Q auto used-vehicle concept at the smaller site but closed it in 2016.

Truist Bank financed the deal for Greenway Realty Management with a $5.95 million commercial mortgage and security agreement.

Greenway Realty Management did the deals through Jacksonville Phillips Hwy Land LLC. It uses a former spelling for Philips.

The sold dealership was built in 1997 on 7.2 acres. It comprises about 42,000 square feet of showroom, service garage and other dealership space.

Greenway already operates Greenway Nissan of Jacksonville at 1726 Cassat Ave. It bought the former Sunrise Nissan in December 2014.

It would be the fourth Kia dealership in Northeast Florida, joining Southside Kia, Orange Park Kia and Family Kia of St. Augustine.
