U.S. AutoForce approved for build-out in Northwest Jacksonville

The auto parts company is leasing space from Pattillo Industrial Real Estate.

The city approved a permit June 29 for Dana B. Kenyon Co. to build-out space for U.S. AutoForce in Northwest Jacksonville at a project cost of $1.66 million.

Developer and landlord Pattillo Industrial Real Estate said March 28 that U.S. AutoForce has leased 127,000 square feet of space at 6040 Imeson Road in Northwest Jacksonville at northwest Imeson and Pritchard roads.

The permit application specifies U.S. AutoForce will lease 126,700 square feet within the almost 173,000-square-foot building.

The company distributes auto parts, lubricants and tires from 65 distribution centers in 35 states.

It is part of U.S. Venture, based in Appleton, Wisconsin.

Gary Marcy, Ben Stewart and Jeff Kapcheck of CBRE real estate represented U.S. AutoForce in the lease agreement.

Dana B. Kenyon Co. built Imeson Building 2 at a cost of $17 million, which includes site clearing and the foundation.

Pattillo Vice President Peter Anderson said in February the building would be ready for tenant build-out at the end of that month.

He said about 46,000 square feet remains available for lease.

Building 1 is the completed BMW regional parts distribution center at 5560 Imeson Road.

The city issued a permit Feb. 6 for Pattillo to build the almost 298,000-square-foot speculative Building 3 at 5800 Imeson Road at a cost of $10.5 million.

Counting the site-clearing and foundation permits, the total reaches $18 million. Dana B. Kenyon Co. is the contractor.

The property is part of Westside Industrial Park, which Pattillo affiliate Stone Mountain Industrial Park developed. Atlanta-based Stone Mountain is a member of the land ownership LLC.
