Gildan expanding to lease entire almost 900,000-square-foot North Jacksonville warehouse

The activewear manufacturer distributes its U.S. clothing from three U.S. locations, including NorthPort Logistics Center.

Gildan Activewear Inc. is expanding in NorthPort Logistics Center to occupy the full 872,627-square foot building at 11530 New Berlin Road in North Jacksonville.

The city is reviewing a permit application for Jacksonville-based Tenant Contractors Inc. to make improvements to more than 445,000 square feet of space next to the almost other half of the building Gildan already uses as a distribution center.

It is a $732,735 project, the permit shows.

AR Architecture LLC of Boca Raton is the architect. 

EQT Exeter of Conshohocken, Pennsylvania, paid $55.3 million for the property in November 2020. The warehouse was developed in 2009 on about 77 acres, 2.5 miles from the JaxPort Blount Island Marine Terminal.

Colliers Senior Vice President Guy Preston and associate Tanner Lee represented Gildan and worked directly with EQT Exeter.

Gildan Activewear is based in Montreal with about 30 company-owned manufacturing plants globally.

Gildan reported net sales of $3.24 billion in 2022, up 10.8% from the previous year. 

GildanDistribution.com says the company is one of the world’s leading manufacturers of apparel, with more than three decades of developing a large-scale manufacturing base.

Gildan makes and markets basic apparel under brands for men, women, boys and girls. Its primary product categories include activewear tops and bottoms, socks and underwear.

Its report for the third quarter that ended Oct. 1, 2023, says the products it makes and sells are marketed under company brands, including Gildan, American Apparel, Comfort Colors, Gildan Hammer, GoldToe and Peds.

“Further, we manufacture for and supply products to select leading global athletic and lifestyle brands, as well as to certain retail customers who market these products under their own exclusive brands,” it says.

Gildan also sells sock products under the Under Armour brand through a licensing agreement for exclusive distribution in the United States and Canada. 

The company has three U.S. distribution centers in Jacksonville and in Eden, North Carolina, and Charleston, South Carolina.

GildanCorp.com says its products are sold in North America, Europe, Asia-Pacific and Latin America to wholesale distributors, screenprinters or embellishers, as well as to retailers and directly to consumers, primarily through e-commerce platforms.

It also makes and sells products to global athletic and lifestyle consumer brand companies who distribute the products through their own retail channels.

Its manufacturing operations are in Central America, the Caribbean Basin, North America and Bangladesh. It has eight yarn-spinning facilities in North Carolina.

In March 2018, Gildan Activewear Inc. announced the opening of its Jacksonville distribution center “as part of an expansion of our distribution capacity and capabilities to support future growth across many of our brands.”

A spokesperson said in 2018 that Gildan operates a network of owned and third-party contracted distribution facilities “and the Jacksonville location will be part of that network.”
