HiReformance bringing Pilates Downtown

A Colliers real estate association posts on social media that the Greenleaf lease is “helping set the tone for what’s next on Laura Street.”

A fitness studio is headed Downtown to the historic Greenleaf & Crosby Building, reported the real estate company marketing the structure.

Colliers Senior Associate Olivia Steinemann posted July 1 on LinkedIn that HiReformance Institute will lease 1,700 square feet on the ground floor near Oak Steakhouse, which will build-out in the former Jacobs Jewelers space and is expected to open in 2026.

The historic building is at northwest Adams and Laura streets

Steinemann posted that HiReformance will bring Downtown’s first Pilates studio, featuring 14 XFormer machines designed to deliver a full-body work that is high intensity yet low impact.

She said it will be HiReformance’s third location, with the original along Atlantic Boulevard and the latest near Gate Parkway.

HiReformance opened its first studio at 13474 Atlantic Blvd. at southwest Atlantic Boulevard and San Pablo Road and the newest at 7860 Gate Parkway, opposite Ikea and west of Interstate 295.

“As they continue expanding across the region, the team at HiReformance saw Downtown as a key part of their growth strategy - a unique opportunity to the revitalization of Jacksonville’s historic core,” Steinemann posted.

She wrote that HiReformance is “helping set the tone for what’s next on Laura Street.”

A marketing brochure by The Urban Division at Colliers calls the building Greenleaf Tower.

Steinemann said the building, owned by Jacksonville-based JWB Real Estate Capital, is undergoing a $17 million renovation.

Colliers Senior Vice President Matthew Clark, Senior Associate Sam Middlekauff and Steinmann of the Colliers Urban Division are marketing the space.

JWB is relocating its headquarters from South Jacksonville into five floors of the 12-story building.

President Alex Sifakis said May 27 the company will take the second, fourth, fifth, 11th and 12th floors.

Sifakis said occupancy of the building will be 100% when the company moves in, likely early next year.
