Pattillo exploring retail uses in North Jacksonville

Commercial, retail and medical outparcels could join a warehouse at the entrance to NorthPoint Industrial Park.

Pattillo Industrial Real Estate is exploring a mixed-use development at its NorthPoint Industrial Park in North Jacksonville.

City utility JEA is reviewing a service availability request for a proposed 136,500-square-foot building and four outparcels of 1.26 to 1.97 acres each.

The site is on 29.3 acres that Pattillo owns at northeast Alta Drive and Port Jacksonville Parkway, east of Interstate 295.

“We are considering a few prospects,” said Peter Anderson, Pattillo vice president of new investments.

Pattillo Industrial Real Estate proposed 136,500-square-foot building and four outparcels of 1.26 to 1.97 acres each in NorthPoint Industrial Park in North Jacksonville.

Anderson said a couple of the prospects are in the commercial/retail and medical businesses. 

He said the larger building is expected to be leased to a single tenant needing warehouse or light manufacturing space.

The outparcels will likely be freestanding buildings for uses such as medical, pharmacy, auto parts and food service, as well as a convenience store and a gas station.

Stone Mountain Industrial Park Inc. of Atlanta owns the land. Stone Mountain is affiliated with Pattillo.

The site is at the front of NorthPoint Industrial Park. 

The concept plan filed with JEA shows the proposed building and four outparcels of 1.26 acres, 1.3 acres and two of 1.97 acres. Moore Civil Consulting Inc. of Hawkinsville, Georgia, is the consulting engineer.

“We will work with the city on appropriate land use and then move forward likely in 2026,” Anderson said.

“We have been approached by a number of interested tenants and these services will be an amenity to our industrial park and the great NorthPoint area of Jacksonville –  both residents and businesses.”
