Vicar’s Landing is launching a sales center for its third and newest project, a senior living community of 375 residences for independent and assisted living and memory care at eTown.
D. Bruce Jones, CEO of Vicar's Landing Senior Services, said by email April 17 that construction, development and related costs will total about $318 million.
The vicarslandinget.com site says that upon opening in 2030, Vicar’s Landing at eTown will bring “the signature wellness and lifestyle excellence of Vicar’s Landing” to eTown.
Jones said the sales team is taking priority queue deposits, a refundable $200.
Vicar’s Landing said it was developing the eTown community “due to exceptional demand at Vicar’s Landing Sawgrass and Vicar’s Landing Oak Bridge,” which are in Ponte Vedra Beach.

Through Life Care ET Inc., Vicar’s Landing ownership bought 21.8 acres in eTown Dec. 31, 2025, for almost $10.9 million. Life Care bought the property from Westland Timber LLC, a Davis family entity.
Jones said the group will likely close on a deal this summer to buy an adjacent 5.7 acres.
The eTown master developer, The PARC Group, announced the project Jan. 2, describing it as a “resort-inspired, age-restricted community” that will be developed on the western side of The Exchange, which is eTown’s commercial center.
The master-planned eTown residential and commercial development, designed for up to 2,000 homes, is in southern Duval County, east of Interstate 295 and Florida 9B, with some acreage between the split of the interstate and the state road. It is 3 miles south of St. Johns Town Center, north of St. Johns County.
Vicar’s Landing will be south of I-295 and west of Florida 9B, north of the proposed Jacksonville Surf Park in the southern corner of eTown.

The Exchange is eTown’s town center, services, retail and commercial heart east of Florida 9B. It is anchored by a Publix Super Markets Inc. store. The eTown master-planned Southside community is designed for up to 2,000 homes. The primary housing, apartment and retail property is under development east of Florida 9B and I-295 along E-Town Parkway.
The PARC Group said Vicar’s Landing will feature more than 1.1 million square feet of living and amenity space north of Cottage Street.
“Surrounded by conservation areas, parks, and trails, future residents will enjoy a serene, nature-rich setting complemented by smart-living innovations that align with eTown’s connected lifestyle,” The PARC Group said.
The city issued a permit April 1 for Auld & White Constructors LLC to build-out a sales center at a project cost of $300,105 at 11003 Etown Parkway.
The PARC Group said presales are expected to begin in early 2026, with move-ins anticipated to begin in 2030.

Jones said Vicar's Landing at Ponte Vedra Beach is owned by Life Care Pastoral Services, a not-for-profit corporation.
LCPS Management, which does business as Vicar's Landing Senior Services, is the management company for Vicar's Landing at Ponte Vedra Beach and will be the developer and manager of Vicar's Landing at eTown.
Life Care ET Inc., which acquired the land, is a 501(c)(3) corporation whose sold member is Life Care Pastoral Services.
