Land planned for a grocery-anchored shopping center in the Greenbriar area of St. Johns County sold for $11.1 million July 15, months after development plans were filed for the site.

The property is at County Road 210 and Veterans Parkway.

The buyer was Augusta, Georgia-based Southeastern, a real estate development company that has worked extensively with Kroger, along with The Home Depot and Dick’s Sporting Goods. Southeastern made the purchase through SEHT POP Greenbriar LLC.

Helow Properties was the seller. 

On Dec. 1, 2025, St. Johns County began reviewing plans for a 61,000-square-foot grocery store project at the site.

Plans show an 11,000-square-foot retail space adjacent to the grocery store and a 5,000-square-foot retail space in the parking lot. The project includes four outparcels and a 1.12-acre site for a fueling station. The entire shopping center would be about 77,000 square feet.

The project matches the footprint of a Harris Teeter store, a North Carolina-based grocery chain owned by Kroger Co. Representatives from Publix and Winn-Dixie previously said they are not associated with the project.

The project would be the third grocery store of that size being explored in St. Johns County. The other two include:

• A planned 61,000-square-foot store in the SilverLeaf community, which recently received a minor modification approval allowing the sale of alcohol within 275 feet of a church.

• A 50,208-square-foot store proposed at the northeast corner of Florida 16 and Inman Road, featuring an attached liquor store and an eight-pump fueling station.

A Harris Teeter location is under construction at 11901 Atlantic Blvd. in Jacksonville at the Atlantic North Shopping Center.

On July 13, Harris Teeter responded to a news report that the company had abandoned plans to build up to 80 stores across Florida. The company said it still plans to open the Jacksonville store but would not address other potential sites.

“The only site Harris Teeter has announced in Florida is the Atlantic North Harris Teeter in Jacksonville,” the company said in a statement. “Per our standard policy, we only comment on locations where we are currently operating or have executed lease agreements. Beyond those locations, we do not comment on potential sites or real estate speculation, though we routinely evaluate opportunities that support our long-term business objectives.”

The company said it remains committed to serving customers in Florida through its Fernandina Beach location and the Atlantic North Harris Teeter location planned to open in early 2027.
