Shores Fine Wine & Spirits is planning a Nocatee expansion with a goal to construct its largest “experiential” destination store to date, according to Glenn Palmer, a broker representing the project.
The retail project is moving forward following a $2.4 million land transaction for a 2.35-acre parcel near the upcoming Marketplace at Nocatee retail hub. The unplatted real estate acquisition closed May 14.
Because the property has not yet been formally platted, a definitive parcel ID or street address is not listed in St. Johns County records. Palmer said it is near a proposed Daily’s gas station.
The upcoming location represents a scaling of the experiential boutique model championed by Shores owner Reekee Patel. The company used a similar “destination” layout for its nearly 8,000-square-foot location anchoring the Grand Cypress shopping center, which operates adjacent to a recently converted Aldi grocery store at U.S. 1 and Race Track Road.

While specific interior schematics for the Nocatee store haven’t been made public, Palmer confirmed the venue will shift away from traditional transactional retail, instead focusing on extended lounge times with interactive tastings, curated cheese pairings and spirit selections.
In standard regional commercial real estate plays, buyers routinely delay closing on vacant land until local jurisdictions grant full development and site plan approvals to minimize regulatory risk. In this instance, the acquisition team bypassed that standard friction point, closing early due to high corporate confidence in the existing county framework.
The broker noted the early close grants the design team immediate flexibility to tweak internal floor layouts, structural footprints and utility tie-ins over the summer without disrupting construction momentum.
